The questions you're actually asking.

What's your commission, and is it negotiable?

For a standard sale I charge 2.5% of the sale price, with the buyer's agent paid separately from the proceeds — all of it laid out in writing before you sign anything. It's negotiable on higher price points and dual-side deals; I'll tell you plainly where there's room.

If you bring the buyer too, who are you really working for?

You. Washington requires written consent for any dual agency, and I'd rather refer the buyer to a colleague than blur whose side I'm on. If I ever do represent both, it's disclosed up front and you can say no.

How do you decide the list price?

Recent comparable sales within a few blocks, current competing listings, and what's actually moving — not a number picked to win the listing. I'll show you the same data I'm working from, including the price I think is too high.

Can you get me into off-market homes?

Often, yes. About a fifth of what I close never hits the public sites — pocket listings, coming-soons, and agent-to-agent deals. Set an alert in your saved-homes portal and I'll send matches before they're public.
